Why Regular Fire Door Inspections Matter
Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person must ensure that fire doors are properly maintained. The Fire Safety (England) Regulations 2022 introduced specific inspection frequencies:
Quarterly Checks
All fire doors in communal areas of residential buildings over 11 metres in height must be checked every 3 months.
Annual Checks
Flat entrance doors must be checked annually where the Responsible Person has the legal duty to maintain them.
BS 8214:2016 provides the code of practice for fire door assemblies, including installation, maintenance, and inspection requirements. This checklist follows BS 8214 guidance to ensure your inspections are thorough and compliant.
11 Points Every Fire Door Inspection Must Cover
Door Leaf
Check for damage, holes, warping, and that the fire door label/plug is present and legible.
Frame
Verify frame is securely fixed, square, undamaged, and gap to wall is properly sealed.
Gap Measurements
Head and jambs: 2-4mm. Threshold: 8-10mm per test evidence. Smoke doors without drop seal: max 3mm threshold.
Intumescent Seals
Fitted, continuous, not painted over or damaged.
Smoke Seals
Required for FD30S/FD60S doors. Must be intact and not worn.
Hinges
Minimum 3 hinges, CE/UKCA marked Grade 13, all screws tight.
Self-Closing Device
Operational, closes door fully from any angle, latch engages.
Locks and Latches
Operates smoothly, strike plate aligned, intumescent protection if required.
Handles
Secure, operates smoothly, no damage.
Glazing
If fitted: intact, fire-rated beads in place, intumescent strips fitted.
Signage
'Fire door keep shut' or 'keep locked' signs present and legible.
